What Fresno Realtors Need to Know About Selling a Home With Leased Solar Panels

If you've sold a handful of homes in Fresno or Clovis, you've probably run into this at least once: everything looks straightforward until you find out the solar system on the roof is leased, not owned — and suddenly your closing timeline is at risk.

A leased (or PPA-financed) solar system is one of the most common deal-complicating surprises in a home sale, and it's almost always avoidable if you catch it early. Here's what to check the moment you find out a listing has solar, and how to keep it from becoming a problem later in escrow.

Owned vs. Leased vs. PPA: Why It Matters Immediately

The very first thing to establish on any listing with solar panels is how the system is financed, because each situation creates a different path forward:

Owned outright (cash or paid-off loan): The simplest case. The system transfers with the home like any other fixture, with no third party involved in the sale.

Solar loan still being paid off: Similar to owned, but the remaining loan balance needs to be accounted for in the sale — either paid off at closing or, less commonly, assumed by the buyer.

Leased system: The homeowner doesn't own the panels — they're paying a solar company for the electricity the system produces, under a lease. Selling the home means either transferring that lease to the buyer (who has to qualify and agree to take it on) or buying out the remaining lease before closing.

Power Purchase Agreement (PPA): Similar to a lease in effect — the homeowner is buying the power the system produces at an agreed rate, rather than owning the equipment — and it has the same transfer-or-buyout question at sale time.

Why This Can Stall or Kill a Closing Timeline

Buyer lenders sometimes balk at the lease. Some lenders treat an assumed solar lease as a factor in the buyer's debt-to-income calculation, or want additional documentation before approving the loan with an active lease obligation attached to the property. That's not automatically a deal-breaker, but it's a wrinkle that needs to be flagged and handled early, not discovered during underwriting.

Lease transfer isn't instant. Transferring a lease or PPA to a new homeowner typically requires the buyer to apply and get approved by the solar company — a process that takes time and isn't guaranteed to be approved on the buyer's first try.

A surprise late in escrow costs you time you don't have. If a leased system only comes up after an offer is accepted, you're now trying to sort out transfer approval or a buyout on a clock that was set assuming no such complication existed.

What to Check the Moment You Take a Listing With Solar

  • Owned, financed, leased, or PPA? Get this answer directly from the seller before you list, not after an offer comes in.
  • If leased or PPA: is the agreement transferable? Most are, but terms and approval requirements vary by solar company.
  • What's the typical timeline to get a lease transfer or buyout sorted? Knowing this upfront lets you set buyer expectations correctly from the start, instead of discovering a delay mid-escrow.
  • Is a buyout even an option, and what would it cost? Sometimes paying off the remaining lease term before listing is simpler than managing a transfer — worth knowing as an option even if you don't end up using it.

Get Ahead of It Instead of Discovering It in Escrow

The realtors who avoid this problem are the ones who ask about solar financing status the moment they take a listing — not the ones who find out from a buyer's lender three weeks into escrow.
