Is a Cool Roof Coating Worth It for Your Tucson Home?

Your cooling bills just peaked, and you’re probably thinking about next summer already. A reflective roof coating is one of the cheaper ways to take some heat off the house. It’s also one of the easiest to oversell, so here’s the real picture.

What a cool roof coating does

A reflective or elastomeric coating is a bright, flexible layer applied over your roof. Coating, replacement or nothing: how they compare

• A coating costs the least, can improve comfort and add a waterproofing layer, and works best on a roof that’s still sound. It doesn’t repair damage underneath.
• A replacement costs the most and solves an aging roof for good. Fire ratings, materials and insulation can all be addressed at the same time.
• Doing nothing costs nothing up front, but a hot, aging roof tends to keep costing you in cooling bills and UV wear.

When it makes sense

• Your roof is sound, with years of life left

A coating is only as good as the surface under it. A good contractor will clean the roof, repair cracks and seams, and address any ponding areas before applying anything. Afterward, plan on an occasional inspection and cleaning, since dust and debris can dull the reflective surface over time.
